I'm buying my first home

As a first-time buyer you want to know what you can borrow, what it really costs and how to bid. I calculate your maximum mortgage, check the NHG guarantee and the starter's exemption, and guide you to the keys.

  • Maximum mortgage and monthly costs calculated
  • NHG guarantee and starter's exemption from transfer tax (up to € 555,000 in 2026)
  • Bidding strategy and support up to the notary

One adviser instead of four parties

Buying property usually means dealing with an estate agent, a mortgage adviser, a tax adviser and, abroad, a local party as well. Each sees one part. I keep the whole picture together.

How it usually works

  • Estate agent

    sees the property

  • Mortgage adviser

    sees the financing

  • Tax adviser

    sees the tax

  • Local party

    sees the foreign market

Four parties, four agendas. And you end up being the link that has to tie it all together.

About me

More than twenty years of experience, and an investor myself

I have worked in mortgages and real estate for more than twenty years, a large part of that at ING, where I guided hundreds of first-time buyers, movers and entrepreneurs. Today I advise independently, with access to every Dutch lender.

I have also invested in property myself for about ten years, from Amsterdam to Dubai. So I know not only how financing works, but also what it means to buy, let and manage a property.

  • More than 20 years in mortgages and real estate
  • Many years at ING
  • Property investor in the Netherlands and abroad
  • Independent, with access to every lender

The lowest rate isn't all that counts. What matters most are terms that fit your life.

Frequently asked questions

All frequently asked questions

What does working with Bond Real Estate & Finance look like?

I guide you personally from the first conversation to the notary. It starts with a free 30-minute introduction. This is followed by an orientation meeting with a calculation of your maximum mortgage, an advice meeting with a full comparison, the application to the chosen lender, support during the purchase, the mortgage offer and the signing of the deed at the notary. You have one point of contact throughout.

Are you an independent mortgage adviser?

Yes. As stated in my comparison card (vergelijkingskaart), I give independent advice on mortgages and on insurance linked to the mortgage. This means I compare a sufficient number of providers and do not only advise on products from affiliated parties. I am not tied to any bank and have access to all Dutch lenders. Bond Real Estate & Finance holds its own licence from the AFM (the Dutch financial markets regulator), number 12050907.

What does mortgage advice from Bond Real Estate & Finance cost?

According to my comparison card, you pay an average of € 3,250 for advice and arranging the mortgage if you are employed and have not bought a home before, and € 3,500 if you have. For self-employed people, the averages are € 3,750 and € 4,000. The more complex your situation, the higher the price usually is. We agree the exact fee in advance. The introductory call is free.

How and when do I pay for the advice?

We agree the fee in advance. Under my general terms and conditions, it can be a fixed fee, an hourly rate or commission. You pay the invoice within fourteen days or on the agreed completion date at the notary. If you would like me to check periodically whether your mortgage still suits your situation, I charge an hourly rate for that ongoing service.

Are mortgage advice fees tax-deductible?

Yes, if the costs relate to financing your own home. Advice and brokerage fees, valuation costs for the loan and the notary's fees for the mortgage deed are then deductible in your tax return. This only applies if the loan is actually taken out or changed. Transfer tax (overdrachtsbelasting), estate agent fees and costs for an investment property in box 3 (the Dutch tax on savings and investments) are not deductible.

What should I bring to a meeting?

You do not need anything for the introduction. For the orientation meeting, it helps to have a recent payslip or employer's statement (werkgeversverklaring), or, if you are self-employed, your annual accounts and income tax returns for the last three years. Also bring an overview of your savings, student debt and other loans. If you already own a home, your mortgage statement or latest annual statement is useful.
