Mortgages

Independent mortgage advice for individuals and entrepreneurs

I compare mortgages from every Dutch lender and choose, together with you, the solution that fits your income, your plans and the risks you are willing to take. The rate matters, and so do the terms. More than twenty years of experience, from first-time buyers to company directors.

What I look at in your mortgage

The lowest rate is rarely the whole story. These are the five things I always compare.
Rate and fixed-rate period
Important, but not the only criterion. I also look at the risk-class surcharge and what happens when the rate is reset after the fixed period.
Terms
Penalty-free repayment, early repayment penalties, porting the mortgage when you move and switching rates mid-term differ a lot between lenders.
Flexibility
Can the mortgage grow with you if you renovate, work less or start a business? I check this upfront, not when you need it.
National Mortgage Guarantee (NHG)
NHG often means a lower rate and a safety net if you are forced to sell. I calculate whether it applies and pays off for you.
Future-proofing
Does the mortgage fit your plans for the years ahead, including retirement, a growing family and possibly property as an investment?

What will your mortgage cost per month?

A first impression of your gross monthly payment. In a meeting I calculate it precisely, including tax relief and your personal situation.

After mortgage interest relief, first month

Indicative. Interest relief at 37.56% (2026), excluding the deemed rental value (eigenwoningforfait) and with no guarantee of deductibility. Your actual payment depends on your situation and lender.

Business owners

Specialist in mortgages for entrepreneurs

If you are self-employed, lenders don't see you as a standard client. Your income fluctuates, you may have several companies or complex accounts. That is my strength: I know which lenders handle your situation well and how to present a strong application.

Clients I help include:

  • Freelancers with a short or variable track record
  • Director-major shareholders (DGA)
  • Entrepreneurs with several companies or partnerships
  • A combination of rental income and business income
  • New entrepreneurs who want to buy

What does mortgage advice cost?

The first meeting is free and without obligation. If you then go ahead with advice and arranging the mortgage, you pay a fee agreed in advance. These are the average prices from my comparison card (vergelijkingskaart).

Common questions about mortgages

Which types of mortgage do you advise on?

I advise on and arrange annuity mortgages, linear mortgages and interest-only mortgages. Savings mortgages (spaarhypotheek) now only exist as part of mortgages taken out before 2013; I take those into account when you remortgage or move. I do not advise on investment-linked mortgages (beleggingshypotheek), life insurance-linked mortgages (levenhypotheek) or credit-line mortgages (krediethypotheek). To qualify for mortgage interest relief (hypotheekrenteaftrek) on a new mortgage, you must repay on an annuity or linear basis within 30 years. I also advise on term life insurance (overlijdensrisicoverzekering) and mortgage payment protection insurance (betalingsbeschermer).

What is the difference between annuity and linear repayment?

With an annuity mortgage you pay the same gross amount every month. At first that is mostly interest, later mostly repayment. With a linear mortgage you repay a fixed amount every month, so your monthly payment falls over time. Linear starts with higher payments, but you pay less interest overall. Both types qualify for mortgage interest relief.

How do I choose a fixed-rate period?

That depends on how much certainty you want and what you expect over the coming years. A longer fixed-rate period gives certainty about your payments, but usually comes with a higher rate. A shorter period is cheaper, but you run a risk if rates rise. With a period shorter than ten years, the bank also assesses your borrowing capacity using a test rate set by the AFM.

Why don't you just look at the lowest rate?

Because the terms determine what a mortgage is worth when your life changes. Think of penalty-free repayment, taking the mortgage with you when you move, room to finance a renovation and the treatment of a second home. A rate advantage of a tenth of a percentage point rarely outweighs a mortgage that cannot adapt later. That is why I always compare rates and terms together.

Can I include energy-saving measures in my mortgage when I buy?

Yes, subject to conditions. As a rule, you can borrow up to 100% of the home's value, but exceptions apply to energy-saving measures. With the National Mortgage Guarantee (NHG), the loan in 2026 can go up to € 498,200 if the part above € 470,000 goes entirely to energy-saving measures. For the application you need an energy label or renovation plan and a specification for the construction deposit (bouwdepot).

What happens after I take out my mortgage?

I remain available after the notary as well. If your situation changes, for example because of a new job, a growing family or a renovation, get in touch, because your mortgage may no longer fit. An orientation meeting is always possible. If you would like me to review your mortgage with you periodically, that is available as an ongoing service at an hourly rate.
