How I work and fees

What does working with Bond Real Estate & Finance look like?

I guide you personally from the first conversation to the notary. It starts with a free 30-minute introduction. This is followed by an orientation meeting with a calculation of your maximum mortgage, an advice meeting with a full comparison, the application to the chosen lender, support during the purchase, the mortgage offer and the signing of the deed at the notary. You have one point of contact throughout.

Are you an independent mortgage adviser?

Yes. As stated in my comparison card (vergelijkingskaart), I give independent advice on mortgages and on insurance linked to the mortgage. This means I compare a sufficient number of providers and do not only advise on products from affiliated parties. I am not tied to any bank and have access to all Dutch lenders. Bond Real Estate & Finance holds its own licence from the AFM (the Dutch financial markets regulator), number 12050907.

What does mortgage advice from Bond Real Estate & Finance cost?

According to my comparison card, you pay an average of € 3,250 for advice and arranging the mortgage if you are employed and have not bought a home before, and € 3,500 if you have. For self-employed people, the averages are € 3,750 and € 4,000. The more complex your situation, the higher the price usually is. We agree the exact fee in advance. The introductory call is free.

How and when do I pay for the advice?

We agree the fee in advance. Under my general terms and conditions, it can be a fixed fee, an hourly rate or commission. You pay the invoice within fourteen days or on the agreed completion date at the notary. If you would like me to check periodically whether your mortgage still suits your situation, I charge an hourly rate for that ongoing service.

Are mortgage advice fees tax-deductible?

Yes, if the costs relate to financing your own home. Advice and brokerage fees, valuation costs for the loan and the notary's fees for the mortgage deed are then deductible in your tax return. This only applies if the loan is actually taken out or changed. Transfer tax (overdrachtsbelasting), estate agent fees and costs for an investment property in box 3 (the Dutch tax on savings and investments) are not deductible.

What should I bring to a meeting?

You do not need anything for the introduction. For the orientation meeting, it helps to have a recent payslip or employer's statement (werkgeversverklaring), or, if you are self-employed, your annual accounts and income tax returns for the last three years. Also bring an overview of your savings, student debt and other loans. If you already own a home, your mortgage statement or latest annual statement is useful.

Do you work online or in person, and in which region?

Both. The introduction is a 30-minute online call that you book in my calendar yourself. Advice meetings can take place at my office at Julianaweg 258 in Volendam, at your home, by video or by phone. I work for clients throughout the Netherlands and also guide purchases in Spain and Dubai. I usually reply to emails within one working day.

Mortgages

Which types of mortgage do you advise on?

I advise on and arrange annuity mortgages, linear mortgages and interest-only mortgages. Savings mortgages (spaarhypotheek) now only exist as part of mortgages taken out before 2013; I take those into account when you remortgage or move. I do not advise on investment-linked mortgages (beleggingshypotheek), life insurance-linked mortgages (levenhypotheek) or credit-line mortgages (krediethypotheek). To qualify for mortgage interest relief (hypotheekrenteaftrek) on a new mortgage, you must repay on an annuity or linear basis within 30 years. I also advise on term life insurance (overlijdensrisicoverzekering) and mortgage payment protection insurance (betalingsbeschermer).

What is the difference between annuity and linear repayment?

With an annuity mortgage you pay the same gross amount every month. At first that is mostly interest, later mostly repayment. With a linear mortgage you repay a fixed amount every month, so your monthly payment falls over time. Linear starts with higher payments, but you pay less interest overall. Both types qualify for mortgage interest relief.

How do I choose a fixed-rate period?

That depends on how much certainty you want and what you expect over the coming years. A longer fixed-rate period gives certainty about your payments, but usually comes with a higher rate. A shorter period is cheaper, but you run a risk if rates rise. With a period shorter than ten years, the bank also assesses your borrowing capacity using a test rate set by the AFM.

Why don't you just look at the lowest rate?

Because the terms determine what a mortgage is worth when your life changes. Think of penalty-free repayment, taking the mortgage with you when you move, room to finance a renovation and the treatment of a second home. A rate advantage of a tenth of a percentage point rarely outweighs a mortgage that cannot adapt later. That is why I always compare rates and terms together.

Can I include energy-saving measures in my mortgage when I buy?

Yes, subject to conditions. As a rule, you can borrow up to 100% of the home's value, but exceptions apply to energy-saving measures. With the National Mortgage Guarantee (NHG), the loan in 2026 can go up to € 498,200 if the part above € 470,000 goes entirely to energy-saving measures. For the application you need an energy label or renovation plan and a specification for the construction deposit (bouwdepot).

What happens after I take out my mortgage?

I remain available after the notary as well. If your situation changes, for example because of a new job, a growing family or a renovation, get in touch, because your mortgage may no longer fit. An orientation meeting is always possible. If you would like me to review your mortgage with you periodically, that is available as an ongoing service at an hourly rate.

Self-employed and business owners

Why are business owners turned down for a mortgage more often?

Because a business owner has no fixed salary, and the bank has to estimate what you earn on a structural basis. Some banks apply strict, fixed rules and reject quickly; others offer a tailored approach and take a broader view of your situation. A rejection from one bank therefore does not mean it is impossible. I submit your application to a lender that can handle your situation.

Does a forecast from my bookkeeper count?

Yes, with a number of lenders. An up-to-date forecast can make the difference, especially if your income is rising or you have been in business for less than three years. With demonstrable growth, some lenders give more weight to the most recent year or a weighted average. Without a forecast, the bank usually uses the three-year average, or the lower final year if your income fell most recently.

Can I get a mortgage with NHG as a business owner?

Yes. For NHG, an independent income assessor determines your income with an income statement for business owners (Inkomensverklaring Ondernemer). This is possible once you have been in business for more than 12 months. In 2026 the loan with NHG may be no more than € 470,000, and you pay a one-off guarantee fee of 0.4% of the mortgage amount. You must live in the home yourself as your main residence.

Do you also help with business financing or commercial property?

Yes. In addition to residential mortgages, I act as an intermediary for the financing of investment property, property development and private loans. For commercial property, the lender looks at your company's figures and at the property itself. Bear in mind 10.4% transfer tax, because the lower rate for homes does not apply to commercial property. In an introductory call we discuss which route suits your plans.

I am moving from employment to self-employment. What does that mean for my mortgage?

When you have just started your business, your borrowing capacity is often lower than when you were employed, because the lender has few figures to go on. Some lenders let your income from employment in the same sector count. If you want to buy soon or change your mortgage, discuss the timing with me beforehand. Sometimes it is wise to arrange the financing before you make the switch.

Property and investing

What does your property guidance involve?

I guide you from strategy to letting. Together we determine your goal, budget and risk profile. I help you find and assess properties, arrange the financing, guide the offer and the legal completion through notaries in my network, and advise on letting and rent levels. Because I am also a mortgage adviser, you have one point of contact for both purchase and financing.

Which investment property suits a first-time investor?

For a first property, a flat in the private rental sector (vrije sector) in a city with strong rental demand is often a good start. The entry price is relatively low and rental demand is high. A family house usually attracts tenants who stay longer, but costs more. Shared housing (woningdeelpanden) and buildings with several homes can yield more, but often require permits and more management.

How do I calculate the return on an investment property?

Start with the gross initial yield: the annual rent divided by the total investment including buyer's costs. A € 250,000 property with € 25,000 in costs and € 1,200 rent per month gives 5.2%. Then deduct the owners' association (VvE) contribution, maintenance, insurance, taxes and vacancy to get the net return. In the end, the cash flow after mortgage payments determines whether the property makes you money.

What costs should I expect as a landlord?

Each year, allow 1% to 2% of the property's value for maintenance, at least 5% for vacancy, insurance, municipal property tax (onroerendezaakbelasting) and, for a flat, the VvE contribution. If you outsource management, that costs 5% to 10% of the rent. Also keep a reserve of at least six months of mortgage payments for periods of vacancy.

How many investment properties can I finance?

There is no legal maximum, but lenders do set limits. Some lenders set a maximum of 3 to 5 buy-to-let mortgages (verhuurhypotheek) per person. With several properties, all mortgage payments are included in the assessment. As your portfolio grows, specialist lenders that accept more properties become an option.

Spain and Dubai

How do I finance a home in Spain or Dubai?

There are three routes. You can increase the mortgage on your Dutch home, you can borrow locally from a bank in Spain or the Emirates that lends to international buyers, or you can buy with your own funds. I can arrange financing throughout Spain, in Dubai and in Abu Dhabi. I compare which route suits your income, your assets and your plans.

Can I increase my Dutch mortgage for a home abroad?

Yes, if your income and the value of your Dutch home leave enough room. The lender assesses your income, your existing debts and the test rate. Because you are not using the money for your own home in the Netherlands, the increase falls into box 3 and the interest is not deductible. You do, however, arrange the financing entirely in the Netherlands.

What do you arrange locally in Spain and Dubai?

I work with local partners. Together we select suitable properties, I guide the financing in the Netherlands or locally, and the legal side is handled by local lawyers and notaries I trust. In Spain I specialise in Andalusia. After the purchase, I remain available for questions about letting, management and tax matters.

What do I need to buy a home in Spain?

In any case, you need an NIE. This is the identification number for foreigners with economic interests in Spain, such as buying a home. You apply for it at a Spanish consulate or in Spain itself. You should also have the property and the purchase contract legally checked by a local lawyer. I arrange that step through my network.

How is a home abroad taxed in the Netherlands?

If you live in the Netherlands, you declare a home abroad in box 3, at its market value with vacant possession on 1 January. The Netherlands has a tax treaty with both Spain and the United Arab Emirates, so you are generally entitled to relief to prevent double taxation. Have a tax adviser assess the Dutch and the local side together.
